Cockroaches in JLT, International City or Discovery Gardens flats
Cockroaches in your Dubai flat? Why JLT, International City and Discovery Gardens keep coming up, how they spread between flats and who to tell first.

Short answer
- Cockroaches can travel between flats along shared pipes, so treating one flat may not stop them returning.
- Report the first sighting to your landlord and building management in writing, with dates and photos.
- Small, light brown ones usually live indoors; large, reddish-brown ones often come from drains and sewers.
- Dubai Municipality's free service list for residents does not name cockroaches, so book a company on its approved list.
- Area rankings are marketplace booking data, not official infestation figures.

If you keep finding cockroaches in a flat in JLT, International City or Discovery Gardens, treat it as a building question as well as a flat question. Cockroaches can move between homes along shared pipes, so a single treatment may not hold if the flats around you are untreated. Report it in writing, work out which type you have, then book a company on Dubai Municipality's approved list.
Seeing them in your flat does not mean you keep a dirty home. It also does not prove your tower is worse than the next one: the area figures below come from bookings on a marketplace, not from inspections.
Why do these areas keep coming up?
We found no Dubai Municipality figures on cockroaches by area. The numbers people quote come from ServiceMarket, a booking marketplace.
| Period | Areas named for cockroaches | What it measures |
|---|---|---|
| Jan–Oct 2024 | Al Nahda 7.24%, Discovery Gardens 6.74%, Dubai Silicon Oasis 6.25%, International City 5.92%, JVC/JVT 3.95% | Share of the cockroach requests received by ServiceMarket (ServiceMarket) |
| Year to Nov 2018 | Deira, Silicon Oasis, JLT | About 1,600 pest control calls (Gulf News, 2018) |
Read these with care:
- They count bookings, not cockroaches. An area with many flats and many marketplace customers will produce more requests. The marketplace is also a business that sells these visits.
- JLT's place comes from 2018. Most of the 2018 calls came from JLT, Jumeirah Village and Al Barsha, which may have pushed it up that list. JLT was not in the 2024 cockroach top five.
- They say nothing about your tower. Neither source breaks the data down by building.
ServiceMarket's broad explanation for area-level pest problems is older buildings, high population density and construction nearby. It offers no reasons specific to cockroaches in Discovery Gardens or International City.
German or American cockroach: which do you have?
This matters because the two species tend to arrive differently. Descriptions below come from the Hawaii Department of Health, the County of San Diego and the UCSF childcare health programme.
| German cockroach | American cockroach | |
|---|---|---|
| Size | About 12–20 mm | About 40–50 mm |
| Look | Light brown and slender, with two dark stripes behind the head | Reddish brown and wide-bodied |
| Where you see it | Kitchens and bathrooms, behind cabinets and appliances | Near drains, in basements and car parks |
| How it gets in | Holes around shared plumbing; bags, boxes and used appliances | Gaps under doors, dry drains connected to sewers, vent pipes |
| What to report | Shared pipework and neighbouring flats | Drains, risers, basement and car park |
Other signs include pepper-like droppings, dark smears in corners, empty egg cases and a musty smell when numbers are large (Watford sheet). Lots of tiny wingless young, or cockroaches out in daylight, suggest an established problem rather than a lone visitor (UCSF). Our cockroach page has more on identification.
How do cockroaches move between flats?
The Hawaii guidance names wall holes around shared plumbing as a route in apartments, and a UK information sheet describes shared pipes as a motorway between homes in blocks of flats. German cockroaches can fit through a crack of about 1.5 mm, according to UCSF.
That is why San Diego County's guidance tells pest control operators to inspect neighbouring units as well as the affected one. Ask your company whether it can do that, or whether building management can arrange it. Treating another flat needs its occupant's agreement, so management is the right starting point.
What should you do first?
- Photograph one. A clear photo helps the company and management identify the type.
- Find the hot spots. Sticky traps under sinks and along walls help show where they are coming from, and UCSF suggests them for this.
- Report it in writing. San Diego's advice to tenants is to report the first sign in writing and keep a copy. In Dubai, that means your landlord and the building management company, by email or through the ticket system.
- Ask about the building. Ask when shafts, bin rooms and drains were last treated, and whether other flats on your stack have reported cockroaches.
- Book a treatment. Check the company is on Dubai Municipality's approved list first. Our before pest control checklist covers the preparation.
Avoid the instinct to spray everything. UCSF warns that sprays and bug bombs may kill a few cockroaches, scatter the rest and miss eggs. Never accept or use tablets or "bombs" in a home: aluminium phosphide fumigants are banned in UAE homes and have caused deaths.
Who pays if the problem comes from the building?
That depends on where the source is and what your contract says. Our guide on who pays for pest control sets out how the rent law is usually applied, and common areas such as corridors, bin rooms and shafts sit with the management company. If your landlord will not act, see what to do when a landlord refuses. This is general information, not legal advice.
A written note from the technician helps. If they think the source is a shaft or a neighbouring flat, ask them to say so in the service report.
Will Dubai Municipality treat cockroaches for free?
Probably not. Emirates 24|7's 2026 guide to the service lists flies, mosquitoes and rodents, plus poisonous pests such as scorpions and snakes, and does not mention cockroaches (Emirates 24|7, updated June 2026). Our guide to Dubai Municipality's free pest control has the detail. If you want to be sure, ask on 800900.
What does cockroach treatment cost in a flat?
These are ServiceMarket's estimates, from a page modified on 27 April 2026. It says they may change, and it does not state how many visits are included.
| Flat size | Estimate (AED) |
|---|---|
| Studio | 156.45 |
| 1 bedroom | 187.95 |
| 2 bedroom | 208.95 |
| 3 bedroom | 240.45 |
| 4 bedroom | 261.45 |
The marketplace says method, repeat visits and travel can all change the price. Our prices page lists what approved companies publish themselves.
Ask how many visits are in the price and what happens if cockroaches return. In the 2018 Gulf News report, one pest control operator estimated that only about three in 10 households finish a treatment that runs over several weeks. That is one operator's estimate, but it is a good reason to book every visit. If you still see them after treatment, read is it normal to see cockroaches after pest control?
How do you stop them coming back?
- Seal holes around pipes under sinks and behind appliances, or ask management to do it (Hawaii, San Diego).
- Fix leaks and wipe up water around sinks and showers.
- Store food in sealed containers and take rubbish out every night.
- Don't leave dishes or pet food out overnight.
- Check boxes, deliveries and used appliances before they come into the kitchen.
- Cover floor drains you don't use.
- Fit a door sweep if there is a gap under your front door.
These steps cut food, water and routes in. They will not clear an established infestation by themselves.
What to check before you act
- You know which type you have, or have a photo of it.
- Your landlord and building management have your report in writing.
- You have asked when shared shafts, drains and bin rooms were last treated.
- The company is on Dubai Municipality's approved list.
- You know how many visits the quote includes and what happens if they return.
- No tablets or "bombs" will be used. If anyone feels unwell after a treatment, get fresh air and call 999.
Questions people ask
Why are there so many cockroaches in International City and Discovery Gardens?
We found no official figure. ServiceMarket's booking data for January to October 2024 put both areas in its top five for cockroach requests, and the marketplace links area-level pest problems to older buildings, density and construction.
Is JLT bad for cockroaches?
A 2018 Gulf News report on ServiceMarket calls named JLT among the worst areas, but JLT was not in ServiceMarket's top five for cockroaches in 2024. Both are measures of bookings, so they cannot tell you about a specific tower.
Can cockroaches come from a neighbour's flat?
Yes. The Hawaii Department of Health says German cockroaches spread through wall holes around shared plumbing in apartments. Tell building management so neighbouring flats and shared areas can be checked.
Does Dubai Municipality treat cockroaches for free?
Emirates 24|7's 2026 guide to the free service lists flies, mosquitoes, rodents and poisonous pests, and does not mention cockroaches. Plan on using a private company on the approved list, and ask on 800900 if you want to confirm.
How much does cockroach treatment cost for a Dubai flat?
ServiceMarket's estimate, modified in April 2026, runs from about AED 156 for a studio to about AED 261 for a four-bedroom apartment. Ask each company how many visits the price includes.
Should I use a cockroach bomb in my flat?
No. A University of California childcare health programme says sprays and bug bombs may kill a few cockroaches but scatter the rest and miss eggs. Tablets or fumigant 'bombs' in homes are dangerous and banned in the UAE.
