Seeing some cockroaches in the days after pest control is usually described as normal, particularly if they are slow, out in daylight or dying. Dubai company guidance says activity should drop within about a week, with a few young roaches possible in week two. If you still have heavy, healthy activity after two to three weeks, call the company back under your warranty.
These timelines come from pest control companies and marketplaces, not from Dubai Municipality. We found no Dubai Municipality rule on how quickly a treatment must work. Treat the figures below as typical claims, and judge your own case by the trend: fewer roaches each week is the sign that it is working.
Why are there more cockroaches right after treatment?
The common explanation is that the treatment flushes cockroaches out of their hiding places. PestsGone, a Dubai company, says in its aftercare guide (updated 10 September 2026) that activity often rises in the first 24 to 72 hours, because bait and residual sprays draw roaches out of cracks and voids. Affected roaches may wander in daylight and move slowly or erratically.
That is why a flat can look worse on day one than it did before the visit. It does not, on its own, mean the treatment failed.
What is a normal timeline after cockroach treatment?
This table summarises one company's published timeline. It is a typical claim, not a rule, and other companies may say different things. Ask your own company what to expect from the products it used.
| When | What the company guidance says to expect | Typical claim: normal? |
|---|---|---|
| Days 1–2 | More roaches than before, often in daylight, moving slowly | Yes; do not spray them |
| Days 3–7 | Live activity falls; dead roaches on floors and in corners | Yes; sweep them up, leave treated edges alone |
| Week 2 | Few adults; small young roaches may appear from eggs laid before treatment | Yes; the residual treatment should catch them |
| Weeks 3–4 | Little or nothing; a follow-up visit should confirm | Yes |
| After week 3, still heavy | Same numbers, nothing dying, or spread to new rooms | No; call the company back |

What do Dubai companies and marketplaces offer as a warranty?
Warranty terms vary widely, and a "warranty" badge does not tell you what it covers. Examples we saw on 23 October 2026:
| Provider | What is advertised | What is not stated |
|---|---|---|
| Urban Company (marketplace), Bur Dubai page | "30-day warranty" label on each service; cockroach treatment described as two visits | What the warranty covers, how to claim it, the gap between visits |
| PestsGone (company), aftercare guide | 90-day warranty in the site footer; follow-up visits included; day-14 check for spray treatments | Exact claim process |
| ServiceMarket (marketplace), cost guide, March 2026 | Advises asking how long the treatment is covered and whether a free follow-up is included | No warranty figure of its own |
ServiceMarket's cockroach cost page (modified April 2026) also notes that one visit sometimes does not clear an infestation and heavy cases may need several. These are company and marketplace claims. Read the written terms on your invoice or booking, not the badge.
Why do cockroaches keep coming back in Dubai flats?
There are several reasons, and some are outside your control.
- Neighbouring flats. PestsGone's guide names re-entry from an adjacent unit as a common reason for activity past week three. In a 2019 Gulf News feature, an entomologist made the broader point that in high-rise buildings, clean homes can still be affected by neighbours.
- Shared shafts, drains and bin rooms. These are common parts of the building, managed by the building's management company, not by you. Treating one flat does not treat the riser.
- Eggs. Eggs laid before treatment can hatch later, which is why young roaches can show up in week two.
- Not finishing the programme. A 2018 Gulf News report, citing a marketplace, said only about three in ten households completed the full course of treatment. That figure is old, but the point still applies: skipping the second visit leaves survivors.
- Wiping the bait. Cleaning gel spots or treated skirting too early can remove the product before it works.
Does a cheaper treatment mean more comebacks?
It can. ServiceMarket's cockroach cost page (modified April 2026) makes the point that a cheaper method can end up costing more if it needs repeat visits. Before you book, compare what each quote includes: the number of visits, the gap between them, and what happens if roaches return inside the warranty period. Our pest control prices guide sets dated marketplace prices side by side.
Very cheap offers from unlicensed operators are a different problem. A 2018 Gulf News explainer warned that unlicensed operators may use pesticides that are unsafe for homes. You also have no one to hold to a warranty.
What should you do while you wait?
Based on company aftercare guidance:
- Do not spray roaches yourself with a household aerosol. It can interfere with the bait.
- Leave gel spots alone. PestsGone suggests about two weeks for gel, and 72 hours before wiping skirting boards and areas behind appliances.
- Sweep or vacuum dead roaches rather than wet-mopping near treated edges.
- Keep food sealed and surfaces clean, so the bait is the easiest meal around.
- Fix leaks and seal gaps around pipes under the sink, if you can.
- Keep a simple log: date, room, rough number, alive or dead. A photo or two helps.
The log matters if you need to claim a re-treatment, or if the problem turns into a landlord dispute.
When should you call the pest control company back?
Call, in writing where possible, if:
- activity has not clearly fallen by about day 14;
- roaches are lively and nothing seems to be dying;
- they have spread to rooms that were not treated;
- the promised follow-up visit has not been booked.
When you call, ask whether the re-treatment is covered, what product will be used, and whether they think the source is outside your flat. If they suspect a neighbouring unit or shaft, ask them to put that in the service report.
What if the source is outside your flat?
Report it to building management, with dates and photos, and ask whether shafts, bin rooms and drains are treated on a schedule. If you rent, also tell your landlord in writing. Our guide on who pays for pest control explains how the rent law is usually applied, and what to do if your landlord refuses covers the next steps.
Dubai Municipality's free service does not cover cockroaches for residents. According to Khaleej Times (updated December 2024), it covers flies, mosquitoes, rodents and poisonous pests for residents. See Dubai Municipality free pest control.
Never try to finish the job with tablets or "bombs". Aluminium phosphide fumigants are illegal in homes and have killed neighbours through AC ducts: see why they are banned.
What to check before you act
- Give the treatment time; judge by the trend over one to two weeks.
- Read your warranty terms on the invoice or booking, not the badge.
- Do not spray or wipe treated spots in the first days.
- Keep a dated log and photos.
- Call back if heavy activity continues past about two weeks.
- Report shafts, drains and neighbours' problems to building management in writing.
- Check any new company is on the Dubai Municipality approved list.
Questions people ask
Why are there more cockroaches after pest control?
Company guidance commonly says treatment drives cockroaches out of hiding, so you may see more in the first one to three days, often moving slowly. This is described as expected, not a sign the treatment failed.
How long does it take for cockroaches to die after treatment?
One Dubai company's aftercare guide, updated September 2026, says activity should drop noticeably by days five to seven. That is a company claim, not a rule, and it depends on the products and how big the infestation is.
Why am I seeing baby cockroaches after pest control?
Eggs laid before the treatment can hatch afterwards, so small young roaches may appear in the second week. Company guidance says the residual treatment or bait should kill them as they emerge.
When should I call the pest control company back?
If activity has not fallen after about two weeks, if nothing seems to be dying, or if roaches spread to new rooms. Check your warranty terms first, in writing.
Should I spray cockroaches I see after treatment?
Company aftercare guidance says not to spray them yourself, and not to wipe gel bait spots, because that can reduce how well the professional treatment works.
Can cockroaches come from my neighbour's flat?
Yes. Company guidance names re-entry from a neighbouring unit as a common reason activity continues. Report shared shafts, drains and bin rooms to building management.
