Online marketplaces in Dubai advertise pest control from about AED 89–149 for a small, single-pest job and AED 199–449 plus VAT for a general treatment, depending on home size. Bed bug, termite and rodent jobs often cost far more once a company has inspected the home: one 2026 property blog estimates AED 800–1,500 for bed bugs in a one-bedroom flat and AED 2,500–7,000 for termites in a villa. Every figure below is an estimate from a named source on a stated date, not a price we set or endorse.
How much does pest control cost in Dubai in 2026?
We checked three marketplace pages and one property blog on 23 October 2026. The marketplace pages show starting prices that a customer can book online. The blog gives wider ranges that include more serious infestations.
None of these figures is a quote for your home. Prices change, and the final price depends on the pest, how bad the problem is, the size of the home and what is included.
ServiceMarket's prices by home size (March 2026)
ServiceMarket's main cost page (published October 2025, last modified 24 March 2026) lists the following. It says the prices exclude VAT. It gives no fixed price for termites or rodents; those are quoted after an assessment.
| Home size | General / move-in treatment (AED + VAT) | Single pest: cockroaches, bed bugs or ants (AED + VAT) |
|---|---|---|
| Studio | 199 | 149 |
| 1-bedroom flat | 229 | 179 |
| 2-bedroom flat | 249 | 199 |
| 3-bedroom flat | 279 | 229 |
| 4-bedroom flat | 299 | 249 |
| 5-bedroom flat | 349 | 299 |
| 2-bedroom villa | 299 | 249 |
| 3-bedroom villa | 349 | 299 |
| 4-bedroom villa | 399 | 349 |
| 5-bedroom villa | 449 | 399 |

Why does ServiceMarket show two different cockroach prices?
ServiceMarket's separate cockroach cost page (first published 2022, last modified 27 April 2026) gives different figures for the same job. It calls them an estimate subject to change and does not say whether VAT is included.
| Home size | Cockroach page (AED, Apr 2026) | Main cost page, single pest (AED + VAT, Mar 2026) |
|---|---|---|
| Studio | 156.45 | 149 |
| 1-bedroom flat | 187.95 | 179 |
| 2-bedroom flat | 208.95 | 199 |
| 3-bedroom flat | 240.45 | 229 |
| 5-bedroom flat | 313.95 | 299 |
| 2-bedroom villa | 261.45 | 249 |
| 5-bedroom villa | 418.95 | 399 |
The cockroach-page figures are almost exactly the main-page figures plus 5%, the UAE VAT rate. That is our reading of the numbers, not something either page states. The point for you: always ask whether a price is "+ VAT" or VAT-inclusive.
What does Urban Company charge for pest control?
Urban Company's Dubai pest control page (the Jumeirah Lakes Towers listing) shows "starting from" prices. The service listings have no date; the page carries reviews up to October 2026. VAT is not mentioned. Each service is listed with a 30-day warranty.
| Service | From (AED) | Notes on the listing |
|---|---|---|
| Cockroaches, bathroom only | 89 | 2-visit treatment |
| Cockroaches, kitchen only | 99 | 2-visit treatment; kitchen must be emptied |
| Ants, apartment | 104 | 2-visit treatment; outdoor areas not included |
| Bed bugs, apartment | 129 | Inspection and spray; customer washes affected fabrics first |
| General pest control, apartment | 129 | — |
| Cockroaches, apartment | 149 | 2-visit treatment |
| Flies, apartment | 149 | 2-visit treatment |
| Bed bugs, villa | 189 | Inspection and spray |

How much does bed bug, termite and rat control cost?
This is where marketplace "from" prices and real bills can drift apart. Real Estate Club Dubai, a property blog, published these ranges on 16 June 2026. They are the blog's estimates, not marketplace prices.
| Pest | Blog estimate (AED) | What the blog says is included or needed |
|---|---|---|
| Cockroaches, established infestation, 1–2 bedroom flat | 150–250 (gel bait); 350–400 for heavy kitchen infestations; 400–800 for severe cases with follow-up | Severe cases need a follow-up programme |
| Bed bugs, 1-bedroom, chemical | 800–1,500 | Usually a follow-up 10–14 days later |
| Bed bugs, 1-bedroom, heat treatment | 1,500–3,000 | — |
| Rats and mice | 300–700 | Trapping and proofing; usually quoted after inspection |
| Termites, standard villa | 2,500–7,000 | — |
| Termites, large plot or full liquid barrier | 8,000–12,000 | — |

The same blog describes bed bug offers of around AED 150 per room as suspicious and says a quote without a follow-up visit is incomplete.
Worked example: a one-bedroom flat with bed bugs
- Urban Company lists apartment bed bug control from AED 129 (inspection and spray).
- ServiceMarket lists single-pest treatment for a 1-bedroom flat at AED 179 + VAT (about AED 188 with 5% VAT).
- Real Estate Club Dubai estimates AED 800–1,500 for chemical treatment and AED 1,500–3,000 for heat.
How can the gap be this big? A starting price usually covers one visit on the smallest option. Bed bugs commonly need at least one follow-up, extra rooms, sofa and mattress treatment, or heat. Ask for the total for the whole programme before you book.
Why do pest control quotes in Dubai differ so much?
- VAT. Some prices are "+ VAT", some may already include it, some do not say. On a AED 449 job, 5% adds about AED 22.
- Number of visits. Urban Company lists many services as two-visit treatments. ServiceMarket's cost page does not state a visit count and notes some pests need follow-ups. The blog says bed bugs usually need a follow-up 10–14 days later.
- Warranty. Urban Company lists a 30-day warranty. ServiceMarket advises asking how long cover lasts and whether a repeat treatment is free. A cheaper quote with no re-treatment cover can cost more overall.
- Inspection first. ServiceMarket gives no fixed price for termites or rodents; the blog says rodent quotes usually follow an inspection. Expect a site visit before a firm price.
- Size and scope. Kitchen-only or bathroom-only jobs are cheaper than whole-home ones. Outdoor areas may be excluded, as Urban Company notes for ants.
- Contracts. The blog notes that a quarterly contract (four visits) can cost less than four one-off bookings.
- Severity. A light problem and an established infestation of the same pest are priced differently.
Is very cheap pest control a warning sign?
It can be. In a 2018 explainer, Gulf News reported that unlicensed operators charged about AED 100 to treat a two-bedroom flat for cockroaches, which it said was roughly a third of what licensed companies charged. That is an old figure, but the warning still applies: unlicensed operators are not supervised by Dubai Municipality, and illegal products such as aluminium phosphide "bombs" have caused deaths in UAE homes. See our aluminium phosphide guide.
Before paying anyone, check the company is on the Dubai Municipality approved list and ask to see the technician's Pest Control ID card.
Can you get pest control for free in Dubai?
For some pests, yes. Dubai Municipality runs a free public health pest control service for residents. It covers pests such as mosquitoes, flies, rodents and poisonous pests, but not termites (dubizzle, August 2024). Some areas, such as JAFZA and certain master-developer communities, are handled differently. Full details: Dubai Municipality free pest control: who qualifies and how.
Cockroaches and bed bugs inside your home usually mean a private company. Whether you or your landlord pays depends on your tenancy contract and the law: see who pays for pest control in Dubai.
